Why Winter Leaks are a Common Problem and How to Avoid Them
During winter, the roofing/gutters/soffit/fascia system has to protect your house against leaks due to rain, as well as other causes:
- Snow and ice accumulation on the roof and in the gutters.
- Condensed, freezing moist air in the attic.
In such conditions, moist warm air in the attic condensates on the roof's very cold inside surface and frost builds up. When the temperature rises, the frost melts and water drains into the soffit, walls and sometimes even into the room. Even the most complex roofing/gutter/soffit/fascia protection (which you can see in our office) may not prevent water from getting under the roof.
Another big factor is the combination of attic ventilation and insulation. For instance, for Chicago's climate, the recommendations are as follows:
- Ventilation: 1 sf of roof vents on 300 sf of roofing, with continuous soffit vent
- Ceiling Insulation: R30 or higher
